WXLLSPACE delivered a multi-phase large-scale art installation for Fisher Brothers' Joule House, a high-end residential development in Miami. Artist Mr. June (David Louf) executed over 5,400 SQFT of ceiling artwork for the 2nd-floor terrace, complemented by artistic installations in the elevator lobby and expo kitchen. The project moved from design development in late 2024 through a two-phase installation spanning February through July 2025. Despite significant logistical challenges - including artist illness requiring urgent care, substantial expense overages, and complex payment reconciliation—WXLLSPACE delivered a signature cultural asset that positioned Joule House as an arts-forward destination and provided high-impact branding content for the property's market launch.

The Space

Challenge

Fisher Brothers sought to differentiate Joule House in the competitive Miami residential market through large-scale public art that would signal intentional design and establish the property as a cultural landmark. The challenge extended beyond artistic execution to include managing a complex multi-phase installation across an active construction site while maintaining artist health, project budget control, and stakeholder alignment.

The core complications:

  • A massive 5,408 SQFT ceiling installation required specialized access equipment (scaffolding, swing stages) and complex logistics coordination with the general contractor
  • The project spanned two distinct mobilization phases: an initial February installation and a secondary July phase for additional spaces
  • Artist illness during the first trip required emergency medical care and rescheduling of work phases
  • Expense management became complex due to international travel costs, extended accommodations, and specialized equipment rental that exceeded initial projections
  • The active construction environment created challenges for professional photography and documentation during the installation phases
  • Payment structure and final cost reconciliation generated disputes that required transparent communication and recalculation

The Artist

Constraints

Multi-Phase Logistics and Site Coordination

The project required two distinct artist residencies: February 4-24, 2025 for the main ceiling phase, and a rescheduled July 5-12, 2025 phase for elevator lobby doors and additional spaces. Coordinating two separate mobilizations—international travel, Airbnb/Vrbo housing, equipment staging, and general contractor alignment—across an active construction schedule created substantial project management overhead.

Equipment and Access

Installation of a 5,408 SQFT ceiling required specialized scaffolding and swing stage equipment. Permit coordination with the general contractor (Suffolk) required Certificate of Insurance (COI) review and formal safety approvals. Equipment staging and removal had to be choreographed around the broader construction schedule.

Active Construction Environment

The property was under active construction during both installation phases. This created challenges for professional photography documentation, coordination with other trades, and site safety protocols. The construction schedule also affected the availability of utilities, access routes, and staging areas.

The WXLLSPACE Process

Pre-August 2024: Initial Artist Engagement and Design Development

WXLLSPACE engaged Mr. June (David Louf) for the Joule House project. Initial design mockups and concept development began, with the first mockup payment recorded on August 1, 2024. Multiple design iterations were developed through late 2024.

January 4, 2025: Mural Agreement Execution

A formal mural agreement was executed between WXLLSPACE and Fisher Brothers, establishing scope, timeline, artist fees, and payment structure. The agreement outlined the primary 2nd-floor ceiling installation along with secondary phases for elevator lobby doors and expo kitchen spaces.

Late January 2025: Design Approval

Mr. June's final design concept was approved by Winston Fisher and the Fisher Brothers team, clearing the path for fabrication materials procurement and installation scheduling.

February 4-24, 2025: First Installation Phase - Main Ceiling

Mr. June began his initial Miami residency for the primary 2nd-floor terrace ceiling installation. Scaffolding and access equipment were staged and permitted with the general contractor. However, Mr. June experienced illness during this phase and required urgent medical care, disrupting the scheduled work timeline.

February 20, 2025: Scaffolding Removal and Phase Transition

As the first phase of ceiling work neared completion, scaffolding removal was initiated to clear the space for ongoing construction activities. WXLLSPACE managed equipment removal coordination and site restoration.

February-May 2025: Recovery and Planning for Secondary Phase

Following the initial installation phase and artist recovery, WXLLSPACE coordinated planning for the secondary phase covering elevator lobby doors and expo kitchen spaces. A Miami-based local assistant was hired to accelerate progress during the artist's second trip, providing continuity and mitigating schedule impact from the first-phase illness.

May 14, 2025: Grand Opening Party and Artist Participation

Joule House held its grand opening celebration, featuring participation from Mr. June and presentation of the completed 2nd-floor ceiling artwork. The mural served as a signature visual centerpiece for the marketing launch, with professional photography conducted to document the artistic achievement and reinforce "The Paseo" as a cultural destination.

Mid-July 2025: Project Completion and Final Documentation

All installation phases were completed. Professional photography was finalized to document the full scope of artwork and support the property's digital marketing strategy. Final payment reconciliation was completed following detailed cost review and transparent expense tracking.
